3. Availability and Viewings
Octavian shall not be held liable for any losses incurred due to a property or opportunity no longer being available for sale or investment at the time of viewing or enquiry. Similarly, we are not responsible for pricing revisions or unavailability due to third-party changes or unforeseen circumstances.

4. Third-Party Services
Octavian may refer clients to third-party providers for services such as legal advice, mortgage broking, insurance, accounting, or FX (currency exchange). These referrals are made in good faith and do not constitute an endorsement. All service agreements are strictly between the client and the third-party provider. Octavian accepts no responsibility for the performance or conduct of these parties.

5. Currency Risk
Clients should be aware that currency exchange rate fluctuations can significantly affect the cost of a property or investment. Octavian recommends seeking professional advice on managing currency risk when transferring funds internationally.

6. Liability Disclaimer
Octavian operates as a development and property group offering introductions to investment opportunities. We are not liable for any direct or indirect loss incurred by clients relating to the purchase or sale of property, development participation, or failed transactions, regardless of cause.

7. Property Measurements and Use
All property dimensions, land sizes, and specifications provided are approximate and subject to survey. It is the responsibility of purchasers to confirm such details and ensure that appropriate planning permissions, zoning, or usage licenses are in place before purchase or development. Octavian advises all clients to obtain professional legal and planning counsel.

8. Travel and Accommodation
Any travel or accommodation arranged for viewings, site visits, or business purposes is between the client and the provider. Octavian does not accept liability for delays, cancellations, or disputes arising from such arrangements.

9. Compensation and Fees
Octavian generally receives compensation in the form of fees or commissions paid by developers, vendors, or fund operators as part of an agreed marketing budget. In some cases, an administrative or sourcing fee may be charged directly to the client; this will be clearly disclosed in advance.

10. Independent Entities
Octavian is not liable for the actions of developers, sub-agents, introducers, contractors, or other parties affiliated or associated with us. Each entity operates independently, and clients should ensure separate due diligence and contracts are in place with those parties.

11. Investment and Financial Advice
Octavian does not provide regulated investment or financial advice. Any commentary provided is general in nature and should not be construed as personal investment advice. We strongly recommend that clients seek independent financial, tax, and legal advice before committing to any transaction or investment.

12. Disputes
All disputes related to property purchases shall be resolved under the jurisdiction and legal framework of the country where the property is located. Octavian is not party to the buyer-seller agreement unless explicitly stated.

13. Insurance Responsibility
Clients are responsible for obtaining adequate insurance when travelling, as well as insuring any property acquired. Octavian accepts no liability for loss, damage, or injury during trips or after the purchase of a property.

14. Development Timelines
For off-plan or under-construction developments, Octavian relies on information provided by the developer. We do not guarantee completion dates and are not liable for delays or changes in specifications.

15. Website Content and Intellectual Property
All materials on Octavian’s websites and digital platforms, including images, logos, and text, are the intellectual property of Octavian Development & Property Group and may not be reproduced or reused without written permission.

16. Deposits and Refunds
Unless explicitly stated in writing, deposits are non-refundable. Once a contract is exchanged with a developer or vendor, Octavian cannot be held responsible for the return of funds or deposits. Refund requests must be directed to the contracted party.

17. Resale Properties
Octavian does not guarantee resale of any property or investment before or after completion. We do not offer resale services in all circumstances and are not liable for resale performance, profit, or market conditions. Clients may resell through agents or brokers of their choosing.

18. Post-Purchase Support
Octavian acts as an introducer and is not the legal seller or developer of properties. Once a sale is agreed, all contractual and post-sale matters must be addressed to the developer, seller, or the client’s appointed legal representative.

19. Tax Obligations
It is the sole responsibility of the purchaser or investor to comply with applicable income, capital gains, or other tax liabilities in the UK or abroad.

20. Data Protection
By submitting information to Octavian, you consent to the processing and sharing of personal data with relevant partners or service providers necessary for the fulfilment of your request. 21. Client Contact Responsibility
Clients must ensure that developers or vendors are informed of any change in their contact details. Failure to do so may lead to communication issues or contract breaches, for which Octavian is not responsible.

22. Additional Services
Octavian does not directly arrange legal documents, NIEs, mortgage applications, bank accounts, or immigration processes unless stated in writing. These services remain the responsibility of the client or the relevant third-party provider.

23. Third-Party Introducers and Sub-Agents
Octavian is not liable for the actions, representations, or conduct of external agents or introducers. Clients should perform due diligence on all third parties and ensure that any terms agreed with them are clearly documented.
