Why It Matters

Vertical Integration Is the Advantage

Most property funds hire external developers, paying a 15-25% markup on construction. Octavian builds in-house. That gap becomes immediate equity, and it is what makes a fixed 12% coupon serviceable from a real rental yield rather than from new investor capital.

In-House Construction

We build directly. No external developer, no markup, no middlemen extracting your returns.

Provider and Authority Relationships

25 years of council, NHS and commissioning relationships gives access to provider conversations that a financial buyer cannot open.

Aligned Incentives

Octavian holds the equity and is paid only after the coupon and senior debt are serviced. We are last in the queue by design.

Frequently Asked Questions

Leadership & Experience

Who founded Octavian Property Group?
Octavian was co-founded in 2024 by Andrew Lindsey, CPA (Chief Executive Officer) and Matthew Thomson (Chief Operating Officer). Together they bring approximately £400M of career transaction and delivery experience across private equity, UK construction and institutional advisory. They founded Octavian to apply institutional-grade rigour to UK specialist supported housing, a critically underserved sector of UK real estate.
What is Andrew Lindsey's background?
Andrew Lindsey is a CPA, qualified at PwC, with 10 years deal-side in US private equity. He has closed approximately £300 million of transactions across that decade (PwC, Guardian Capital Partners, institutional funds). At Octavian, he leads underwriting, capital structure and investor relations.
What is Matthew Thomson's background?
Matthew Thomson brings 25 years of experience delivering residential and care-based properties for the NHS, local authorities, and school boards across the UK. He has personally overseen £100M+ in completed development projects across his career. Unlike fund managers who delegate construction, Matthew is the hands-on operator on every Octavian project, managing contractors, timelines, and budgets directly from foundation to handover. His understanding of local authority and NHS commissioning is central to how Octavian approaches Registered Providers for long-term FRI leases.
What is the team's combined experience?
The Octavian founders bring approximately £400M of combined career transaction and delivery experience (Andrew: approximately £300M of transactions; Matthew: £100M+ of completed developments), and long-standing relationships with UK councils, NHS bodies, and commissioning agencies. This is founder experience gained at other organisations, not an Octavian track record. It spans the full investment lifecycle, from sourcing and underwriting to construction, leasing, and exit.
What previous projects has the team completed?
Across their careers at other organisations, the founders have worked on a broad range of UK property projects including residential developments, care homes for the NHS, supported living facilities for local authorities, and educational buildings for school boards. Matthew Thomson's construction portfolio spans 25 years and over £100M in completed developments. Andrew Lindsey's transaction experience covers approximately £300M across his career at PwC, Guardian Capital, and private equity. Octavian itself has no completed projects to date.

Company Structure

How is Octavian Property Group structured?
Octavian operates as a vertically integrated property investment and development company. This means we handle every stage of the process in-house: from property sourcing and acquisition, through construction and development, to tenant placement and ongoing management. This structure eliminates the layers of middlemen and fees that erode returns in traditional fund structures.
What does vertical integration mean for investors?
Vertical integration means Octavian controls costs and quality at every stage. Most property funds hire external developers (paying a 15-25% markup on construction), external agents (paying sourcing fees), and external managers (paying 2-2.5% annual fees). By keeping everything in-house, that cost is removed from the project. The gap between build cost and completed value becomes equity in the asset, which ranks behind the investor's fixed coupon and capital.
How does Octavian differ from traditional property funds?
Traditional property funds are typically managed by financial professionals who outsource development, construction, and management to third parties, each extracting fees. Octavian is built by operators: Andrew underwrites and structures deals, Matthew builds the properties. There are no external developers. Investors lend at a fixed coupon, secured against a specific property, and deal directly with the people who actually do the work.
What is Octavian working on now?
Octavian was founded in 2024. Current deals under assessment are discussed on a discovery call rather than published, so commercially sensitive terms stay confidential until a deal exchanges. Example projects, the profile of deal we underwrite to, are set out on the homepage.
Where are Octavian's projects located?
Octavian operates across England and Wales, focusing on areas with the highest demand for supported housing and the strongest council relationships. Project locations are selected based on council need (statutory housing demand), property values (undervalued opportunities with development potential), planning feasibility, and Matthew Thomson's established relationships with local authorities in each area.

Trust & Governance

How transparent is Octavian with investors?
Full transparency is a core principle. Investors will receive the full underwriting pack for their identified asset before drawdown, monthly distribution statements, regular project updates with photos and progress reports, and independent RICS valuations. Andrew Lindsey will be directly accessible to all investors for questions, and there are no layers of intermediaries between you and the people responsible for your capital.
What reporting do investors receive?
Investors will receive monthly distribution statements showing interest paid, project progress reports with construction updates and photos, annual reviews with independent valuations, and direct communication with Andrew Lindsey on any questions. We believe informed investors are confident investors, so we over-communicate rather than under-communicate.
What is Octavian's FCA status?
Octavian Property Group is not authorised or regulated by the Financial Conduct Authority. Investments of this kind are not covered by the Financial Services Compensation Scheme and you have no right of complaint to the Financial Ombudsman Service. This investment is promoted only to certified high net worth individuals and self-certified sophisticated investors under Articles 48 and 50A of the FSMA 2000 (Financial Promotion) Order 2005, and you will be asked to certify your status before terms are discussed. Investors should take independent legal and financial advice before committing capital.
What legal protections do investors have?
Investors receive formal legal documentation including an investment agreement, detailed terms and conditions, and clear disclosure of risks and fees. Investments are secured against physical property assets. Independent RICS-qualified valuers provide objective property valuations. We recommend all investors seek independent legal advice before investing. Investments are secured by a first legal charge registered at HM Land Registry against a specific title. Security reduces risk; it does not remove it.
How does Octavian manage investor funds?
Investor capital is advanced against an identified property, with a full cost breakdown provided in the underwriting pack for that asset. It is not combined with other investors' capital. Underwriting is conservative: contingency buffers are built in, provider demand is tested before acquisition, and fixed-price construction contracts are used. Monthly distributions will be funded from rental income on completed, let properties.
