SOCIAL HOUSING

The shortage of social housing in England and Wales has reached a crisis point, with approximately 4.5 million people currently on local authority housing waiting lists. Despite the growing need, only 31,000 new social homes were delivered in England and Wales during 2024. This gap is further underscored by the increasing number of vulnerable individuals awaiting housing. A Sector on the Rise

​Between April 2022 and March 2023, Homes England reported 36,478 new housing starts and 32,990 completions. Of these starts, 78% (28,457 homes) were designated as affordable, reflecting a 3% increase from the previous year. Affordable housing completions accounted for 71% (23,318 homes) of total completions during the same period. ​

Notable trends include a 12% increase in Social Rent home starts, totaling 2,218 units. Conversely, Affordable Rent home starts decreased by 17% to 4,793 units. Intermediate Affordable Housing schemes, such as Shared Ownership and Rent to Buy, experienced a 19% decline in starts, amounting to 3,921 homes.
